Meet with your REALTOR®: I’ll work with you to become familiar with the home buying process and how best to begin. If you’re already pre-approved for a mortgage, that is an important first step. If you prefer to meet with me first, there is more we can discuss before you consult a lender, and I can assist with direction and referrals. Determine your budget: Meet with your lender to learn what price range you qualify for in a home and how that works within your budget. I don’t care what your budget is, I’ll help you find a good home regardless. I do need to know where to look, and what to build our search around. Define your goals and expectations: We’ll discuss your wants and needs in a home and neighbourhood. Whether you know where you want to live, or would like to explore this more, it is common that this develops as you move forward. Tour homes: This is when you’ll really begin to understand the value of homes in your local market. Most of the learning that will lead to your understanding of the housing product, condition, and value happens here. Pictures are great, but there is nothing like the hands-on feel of the good, the bad and the ugly. Make an offer: When you find a home you want to buy, I will prepare the documents and present your offer. You won’t feel hurried or rushed, as our home search will leave you prepared to make an offer with confidence when the time comes. Negotiate to buy: Most offers require some level of negotiation. We’ll work together to determine your parameters and I’ll negotiate on your behalf. The result of this step is dependant on the property, market conditions, and the situation for you as the home buyer, as well as the seller’s situation. Prepare for condition removal: I’ll work to coordinate all the terms and conditions of your offer, including the organization and logistics of deposits, inspections, documentation, contracts, and more. I’ll handle any challenges that arise, and provide the critical communication needed to bring it all together. Closing: There is a lot of work to do after your offer becomes a firm sale, from lawyers and lenders, to movers and insurance, and more. I'll help along the way by offering solutions to help with decision making as needed, up to and beyond ownership and possession of your home.
