Regina is a strong seller's market. Conditions are working in your favour. Demand is high, inventory is limited, and motivated buyers are actively competing for well positioned homes. The opportunity is real, and how you enter the market determines how much of it you capture. Your mortgage - your upgrades - your target price. None of that sets the market. Buyers do, based on what's available and what's recently sold. Buyers are asking one question. "What are my options at this price?" They compare your home to what's recently sold and what's currently available. If yours comes in higher, you don't stand out and attention shifts elsewhere.
