Navigating the local real estate market without the right guidance can feel like trying to complete a jigsaw puzzle with half of the pieces missing. Whether you're a first-time homebuyer or a veteran in home selling, understanding your local market is crucial to making informed decisions.

Imagine you're handed a pile of data indicating that local real estate listings have decreased. On its own, this piece of information is like a single puzzle piece—it doesn't give you the whole picture. You may wonder what it means for the overall market, and how it affects your actions as a home buyer or seller. In the context of real estate, it’s not just about data points and market trends. It's about understanding how those trends affect the value of your property or your prospects as a buyer. Remember, a statistic in isolation might be interesting, but how it translates into real-world decisions is what truly matters. This is where the power of advice comes in.

In real estate, being armed with the best information and receiving top-notch advice are two sides of the same coin. You can’t truly benefit from one without the other. Recognize that every piece of data, every statistic, and every trend has a place in the grand scheme of things - and with the right advice, you can see where they all fit.

Don't hesitate to reach out. I’m here to help you piece together the puzzle of buying or selling your home with confidence and clarity.

What’s Your Home Really Worth?

Read on for six factors that impact the market value of your home:

1. Location: The location of your home determines school choices, commute times, recreation opportunities, and other desired resources.

2. Size: A home with more livable space will usually have more value than a smaller home. Livable space includes square footage, as well as the number of rooms and lot size.

3. Age: This can be a factor if a home's interior is outdated, or if it has functional issues like electrical or roofing.

4. Condition: A home that has been well maintained over the years will retain it's value and be less likely to require costly repairs after purchase.

5. Current Local Market: When demand is higher than supply, home prices rise, and if there is more supply than demand, prices tend to be lower.

6. Comparable Sales: What nearby homes with similar features (size, age, number of bedrooms/bathrooms) have sold for recently.
