SASKATCHEWAN’S SUMMER MARKET CONTINUES TO FEEL THE EFFECTS OF HISTORICALLY LOW INVENTORY
Summer is traditionally the busiest season for Saskatchewan’s housing market, offering buyers the greatest selection of homes and sellers the largest pool of active buyers. This year, however, consumers continue to face a market where choice remains limited despite the seasonal increase in activity.
Saskatchewan reported 1,653 residential home sales in July, down 11 per cent compared to the record-setting pace of July 2025 but still well above long-term historical levels. Sales through the first seven months of 2026 remain more than eight per cent above the 10-year average, reflecting continued strength in the province’s housing market.
While 2,453 new listings came onto the market in July, inventory continues to trail historical norms. There were 4,792 properties available across the province at month-end, nearly 950 of which were already conditionally sold. When those properties are removed, Saskatchewan enters August with just 3,858 active residential listings, or 2.33 months of supply, more than 50 per cent below the provinces long-term average for this time of year.
“Summer is usually when buyers expect to have the most choice, but this year the market continues to feel much tighter than people would expect,” said Chris Guérette, CEO of the Saskatchewan REALTORS® Association. “While sales have moderated from last year’s record pace, they remain well above historical averages, and inventory continues to lag behind. For consumers, that means finding the right home can still require patience, preparation and a clear understanding of the what’s happening in their local market.”
Persistent supply challenges continue to have an impact on home prices across Saskatchewan. While the provincial benchmark price eased modestly from June’s record high, it remained nearly four per cent above last year.
The combination of historically low inventory and continued price growth means buyers and sellers continue to make important financial decisions in a market that remains fundamentally different from what Saskatchewan has traditionally experienced during the summer months.

Saskatchewan continues to experience one of the tightest housing markets in its history. As the summer market progresses, inventory levels will remain one of the most important indicators to watch in determining whether buyers gain additional choice heading into the fall.
City of Regina
Regina reported 382 residential sales in July, down seven percent year-over-year but over 18 percent above the 10-year average for the month.
New listings improved modestly throughout the month, but steady sales once again prevented any meaningful inventory relief. Of the 755 units available at month’s end, 208 were conditionally sold and expected to leave the market. When factoring in conditional sales, Regina heads into August with 1.43 months of supply.
Regina’s residential benchmark price was $349,800 in July, down from the prior record of $356,400 set in June and three percent higher than July 2025.
