I hope you're savoring these final summer days, time truly has a way of slipping by before we know it. I was lucky enough to be included in a weekend bachelor party for my future son-in-law Blake. We had 3 days of golf at Elk Ridge and Waskesiu with perfect weather, a great group of guys and a lot of laughs!

On the professional front, I've implemented some improvements to my client service approach that have continued to strengthen my business over recent months. Combined with your continued referrals (which I truly appreciate), these enhancements have kept my schedule consistently full with no signs of slowing down. I’ve had the pleasure of helping a lot of great people with their summer real estate goals. 4 Common Roadblocks To Closing On A Home

 
 
A transaction may look straightforward on paper, but there are issues that can arise between an accepted offer on a home and getting to the closing table. 
 

It's important to be informed about some of the obstacles that can arise during a real estate transaction.

1. If the buyer's financing is not approved, securing the necessary financing may become a hurdle that can jeopardize the sale. Even with a pre-approval, it's important to note that the bank will still need to approve the buyer’s mortgage on the specific property they’ve offered to purchase.

2. Discovering and resolving defects and repairs in a home is the purpose of a thorough home inspection. While minor issues can typically be resolved between the buyer and seller, uncovering major problems such as significant foundation cracks or a leaky roof can have a substantial impact on a real estate transaction, and may require re-negotiation.

3. Condominium documents may reveal red flags. Meeting minutes, bylaws & policies, engineering reports, and financial summaries may raise concerns. These documents may be difficult to read or reveal expenses that could be burdensome for the buyers.

4. Small details can get in the way of closing a transaction. Buyers and sellers sometimes get bogged down with details like possession date or inclusions of furniture. An experienced REALTOR® can usually negotiate creative solutions that ensure the deal closes.

7 Ways to Simplify Your Holiday Season

 
 
The holidays are a time for joy, but preparation can feel overwhelming. With these steps, you’ll create a festive, stress-free season to truly enjoy!
Start early:  Make a list of the tasks you wish to complete, and prioritize them. Then create a schedule that allows you to check everything off your list in the timeline you set for yourself (if you do run out of time, at least you’ll complete the most important tasks).

Make room for the new: Clean out the fridge, freezer and pantry. Organize drawers and shelves, plan pre-holiday meals around what you have on hand and discard anything that is old or expired.

Downsize the toys: Consider donating toys that are outgrown and no longer played with, so other children can enjoy them like your kids have. Involve the whole family and feel great about the process.

Kitchen love: Since guests tend to gather where the hosts are, it makes sense this room gets your attention. You'll want the cupboards stocked with essentials, and clear work spaces. Pay attention to the oven and dishwasher, both of which see lots of use during the holidays.

Menu planning: Create a plan in advance of the holidays. Post a master grocery list on the fridge and start checking items off during your weekly shopping trips. This will spread the cost over time and prevent last minute impulse purchases (tip: each week, pick up an extra item for the food bank so you can drop off a hamper for the holidays).

Pare down decorations: If you haven't used a decoration in a few years, consider donating it for someone new to enjoy. Let go of what you no longer enjoy, and toss anything broken or damaged.

Keep your calendar lean: In addition to maintaining your health and energy throughout the holidays, this also frees up time to enjoy the experiences that matter the most to you.
